No such luck re minimal rot of the roof sheathing. There is a leak in the roofing membrane (somewhere) under the decking. Our contractor highly, highly recommends we replace the roofing NOW. To find the compromised bit of roofing (done by removing the roofing membrane until one doesn’t see further rot in the sheathing) is merely putting a bandaid on the situation. And there are likely other compromised areas. We only want to pick up the deck once, not each time a new problem surfaces. Bid tomorrow. Meanwhile the rotten sheathing that could easily be exposed is replaced and temporarily waterproofed.
